Job Description
*This is a 1099 Consultant role, offering approximately 15-20 hours per week!
The Financial Analyst will support investment activities, including acquisitions, development, dispositions, asset management, capital markets, portfolio management, investor relations, reporting, and other initiatives. You will create and maintain real estate acquisition, development, fund, and investor distribution models This role will have companywide portfolio management responsibilities while working alongside the land asset management, capital markets, operations, and corporate finance teams.
PRIMARY RESPONSIBILITIES
Underwriting:
- Completes initial draft of proforma underwriting model for new acquisition and recapitalization opportunities by incorporating T12 financials, rent roll, property level reports, 3rd party rent growth and vacancy projections, operating expenses, capital assumptions, and property tax assumptions.
- The scope of underwriting requires advanced knowledge of MS Excel and an understanding of real estate specific return metrics, including cap rate, cash yield, IRR, and equity multiple.
Strategic Analysis:
- Provide insights and recommendations based on quantitative and qualitative analysis to support acquisition strategies.
- Stay informed about industry trends, competitive landscape, and regulatory changes that may impact acquisition opportunities.
