*Job Overview: *Henderson Homes is seeking a *full-time Onsite Property Manager* to oversee the daily operations of a *300-unit residential community* in *Sunnyvale, CA*. This role requires a proactive and detail-oriented individual who excels in tenant relations, property upkeep, and administrative tasks. *Key Responsibilities:*
*Property Management & Operations:*
* Oversee the community's day-to-day operations, ensuring a well-maintained and safe living environment.
* Coordinate with maintenance manager for unit turnovers, inspections, and timely completion of maintenance requests.
* Manage vendor relationships, negotiate contracts, and oversee property repairs and improvements.
* Maintain compliance with all Fair Housing, ADA, and other relevant regulations.
* Walking the property (ability to walk, inspect, and ensure the team and tenants comply.
*Tenant Relations & Leasing:*
* Respond promptly to resident inquiries, concerns, and requests while providing excellent customer service.
* Enforce community rules and regulations fairly and equitably.
* Assisted in managing the leasing process alongside our dedicated leasing agents. This includes creating engaging marketing for vacant units, providing warm property tours, carefully screening applicants, and preparing lease agreements whenever necessary.
* Manage lease renewals, rent increases, and move-in/move-out procedures.
* Organize and execute resident engagement initiatives to foster an intense community atmosphere.
*Financial & Administrative Duties:*
* Process rental payments, monitor delinquencies, and follow up on collections.
* As needed, prepare and post notices, including 3-day notices and eviction paperwork.
* Maintain accurate records in property management software (e.g., AppFolio experience a huge Plus).
* Assist in preparing budgets and monitoring expenses to optimize property performance.
* Conducted market surveys and adjusted rental rates based on local market conditions.
*Qualifications:*
* Minimum *5 years* of experience in property management or Assistant property management.
* High school diploma or equivalent required; relevant certifications such as Certified Property Manager (Preferred) or Certified Resident Manager (Must have)
* Strong verbal and written communication skills and conflict resolution
* Proficiency in property management software (Yardi, AppFolio, or similar)
* Ability to multitask, problem-solve, and handle difficult tenant situations professionally.
* Must hold a valid *California Driver’s License* and have reliable transportation.
